☎ (805) 396-9984Two things distinguish Simi Valley gate work. The lots are generally more generous than the county average, which means wider openings. And a large share of the newer hillside development sits on genuine grade, which constrains what kind of gate is possible.
Width matters more than people expect, because it is not a linear cost. A wide leaf needs heavier frame stock to resist deflecting across the span, heavier hinges to carry it, and an operator rated for the real weight. Getting any one of those wrong produces a gate that sags within a few years and an operator that fails early. Where an opening is wide enough, splitting it into a double swing or going to a sliding design is better engineering, not a downgrade.
Grade is the other constraint. A swing gate needs its whole arc clear of rising ground. On the hillside streets in Big Sky and the Simi Hills, driveways frequently climb away from the street steeply enough that the gate would ground out partway through the swing. Sliding and cantilever designs do not care about grade in the same way, which is why so much of our Simi Valley work is sliding.
A ground-track sliding gate runs on a track set into the driveway. It handles width and grade well and it is the more economical of the two sliding options. Its weakness is the track itself, which collects leaves, gravel and grit and eventually binds — debris in a track is the most common gate service call there is.
A cantilever gate carries the whole leaf on a counterbalanced beam and touches the ground nowhere. It costs more and it needs run-back room alongside the driveway, but it is close to immune to the debris problem and it is what we recommend on dusty, sloped or heavily planted approaches.
Swing gates are still the right answer on the flatter Simi lots with room to open into, and they are typically the cheaper build. The honest way to decide is to look at the actual driveway rather than to pick from a brochure — which is what the site visit is for.
Sliding and cantilever gates in steel or iron typically run $5,000 to $12,000 installed. A basic single swing in steel runs $3,000 to $6,000, and a double swing in ornamental iron $6,000 to $15,000. Wider Wood Ranch and hillside openings sit toward the top of those bands for the reasons above.
Cantilever costs more than ground-track for the same opening, because of the counterbalance and the extra run-back structure. Whether that premium is worth it comes down to your approach: paved, clean and level, probably not; dusty, sloped or under planting, almost certainly yes.
Hillside footings sometimes need more concrete than a flat site. That is not padding — a heavy gate hangs off two points, and on grade those points have to be set properly or the gate goes out of alignment within a couple of seasons.

Almost certainly, but probably not a swing gate. A swing needs clear space through its entire arc, and a driveway that climbs away from the street usually means the gate grounds out partway through. A sliding or cantilever gate travels parallel to the street and is largely unaffected by the grade. We check this at the site visit before recommending anything.
